Project description
This 96-bed long term care centre includes resident rooms, activity spaces, administration, full-service kitchen and conference spaces.
M&R Engineering (a member of BPA) was responsible for mechanical design including HVAC, Plumbing and Fire Protection as well as electrical design including Lighting, Power, Communications and Security and Sustainability consulting including energy modeling and commissioning.

Characteristics and Impacts
- Heating system includes a wood chip biomass boiler plant backed up by condensing propane boilers. Radiant floor heating throughout the facility.
- Air conditioning is provided in administration areas with a variable refrigerant flow (VRF) heat pump system.
- Ventilation for residential areas is provided by 100% outdoor air units with energy recovery from exhaust air exceeding CSA Z317 outdoor air requirements by 100%. Variable Speed drives are installed on circulation pumps save electricity and provide greater control.
- A backup generator provides power to the facility in the event of an outage. The biomass boiler system is expected to reduce heating costs by over 50% compared to relying on propane boilers.
